Who is guest?

I have a large old pieris. A lot of its leaves have turned brown and dropped off. Others look as if they are going rusty. The plant appears to be dying. I would relly like to save it as i have had it years. Does anyone know what could be wrong please.

We cut our's to the ground last Sunday. The garden looks much better for the open space.
