No,all this is in San Leandro near Inga Hoffmans home,Andy. The Hercules too. Her home had the huge Ceroxylon that actually was barely trunking in 2009. All you see is since.

I do remember those beautiful neighborhoods in San Leandro. So many gorgeous gardens and manicured yards.

Its a nice- and quiet- area. Great microclimate. Its like SF..but warmer summers.

It doesn't remind me of San Francisco. I really do like this area, though. I know a lot of Portuguese people lived there. Their gardens were so clean and manicured.

The frost free climate is like SF ( not the culture!)..and the size of the tropicals is more of a z17 Sunset then most of the eastbay.
