At first I thought it was a Lupin Tree but now not sure its lovely is nt it.

I identified this tree. It's Caesalpinia mexicana native to subtropical and tropical Mexico. It flowers most of the year.

There were at least three trees there at this business park. I don't think they would miss a few seeds. There were small seedlings popping up under the trees, also.
